What is an HOA?
An HOA or Homeowners Association is a legal entity created to manage and maintain the common areas of a community. The Clay Creek Gardens HOA maintains the landscaping of the community open spaces and planting strips between the sidewalk and curb in front of individual homes. The Clay Creek Gardens HOA also is responsible for interpreting and enforcing the set of rules established by the original developer of the neighborhood and the City of Ashland called the "Covenants, Conditions, and Restrictions" otherwise known as "CC&Rs." The guiding principals of the CC&R regulations are to help maintain property values and the quality of life within the community. We encourage every HOA member to read and become familiar with the Clay Creek Gardens HOA CC&Rs which are linked on the ByLaws/CCRs tab.

If I buy a home within the Clay Creek Gardens neighborhood is it mandatory that I belong to the HOA?
Yes, the only way any HOA can work effectively is if everyone who lives within its boundaries belongs to the HOA and pays dues. Belonging to the Clay Creek Gardens HOA is a legal requirement of owning a home within the HOA.

What types of rules restrict what homeowners can do to their homes?
The Clay Creek Gardens HOA's Rules and Regulations are consistent with the CC&Rs that were originally established when the Clay Creek Gardens neighborhood was developed. These rules are established to provide direction to homeowners for common courtesies with regard to parking, vehicle storage, etc. In addition, the HOA is required to adopt Architectural Guidelines with procedures for submitting requests to make exterior changes to your home. Such changes may include patio covers, decks, landscaping, exterior painting or extensive interior changes and additions. These rules and guidelines are set up to maintain the aesthetic value and architectural integrity of the community on behalf of all owners, protecting the market value of homes in the community. Do I need HOA approval to re-paint my house?
Approval is required, however there is a expedited process available if original colors are chosen. The Architectural Control tab has that information and a palette of approved colors.
